The main reason for the refusal was the concerns by the Surrey Wildlife Trust (SWT) on ecology. They concluded that the applicant had failed to demonstrate the impact upon the skylarks on Kennel Farm Field.
SWT also considered that insufficient evidence had been supplied to demonstrate how Biodiversity Net Gain could be achieved, including whether woodland loss associated for the proposed SuDS could have been avoided by placing it elsewhere on site.
So, what’s next?
The applicants can appeal this decision.
This site and Kennel Farm Field have been submitted for consideration in the new local plan (WAR011 and WAR012). However, this refusal does provide further evidence that the site is unsuitable for development, due to it being ecologically sensitive.
