Alexandra Avenue/Greenhill Lane and Chelsham Road

SWGB have been alerted that Welbeck Land who are promoting land at ‘Alexandra Avenue/Greenhill Lane and Chelsham Road’ for housing and a Care Home will be launching a dedicated website www.chelshamroad.co.uk this week. (Commencing 23/9/2024). 

Welbeck will also shortly be publicising and circulating a leaflet inviting residents to a public consultation. This will be held on Thursday 3rd October, 3pm till 7pm at Chelsham Road Community Hall (next to St Christopher’s Church). 

SWGB strongly advise that PEOPLE DO NOT RESPOND TO THEIR FEEDBACK SURVEY. It is vital that residents ATTEND THE MEETING as low attendance could be used to argue that people are not bothered about the proposed development. The proposal is likely to be for ‘Access only’ off Chelsham Road for 50 dwellings (40% affordable) and a 72 bed Care home. While this was an allocated site in the Local Plan this has now been withdrawn and these plans do not resemble the original idea of 50 units (25 dwellings and a 25 ‘affordable’ Extra Care unit). An Extra Care unit is vastly different to a Care home as you have your own front door, communal facilities such as a restaurant and swimming pool and you pay for care as and when you need it. SWGB has clear evidence that this site should never have been put in the Local Plan.

The developer, Welbeck Land do not build, they will simply try to get planning permission for access only and will then sell that permission on to another developer. All the images of how the site will look are meaningless because the new owner can change everything when they submit a further application to deal with appearance, landscaping, layout and scale, or even start an entirely new planning application.

Welbeck Land are also the promoters for the large ‘Kennel Farm Field’ and their master plan is to develop this site for an estimated 500 – 900+ dwellings.
