How to comment on planning applications
There are two types of Planning applications
‘Full’ where everything is submitted by a developer to be considered by Tandridge District Council Planning Department.
‘Outline’, which is usually used when a developer is not so sure permission will be granted. To save spending a lot of money, developers only submit one or more items to be decided, these are:
- Access
- Appearance
- Landscaping
- Layout
- Scale
Then if granted ‘Outline’ planning permission, then they have 3 years to get approval on the details that they did not submit, known as ‘Reserved Matters’. Once everything has been approved then the developers have 2 years to start building.
You have the right to comment on Full, Outline and Reserved Matters.
John Fisher was a Full Planning application which was permitted at Appeal but Shelton Sports Club was ‘Outline only for access’ so the developer needs to submit the other 4 reserved matters, which we can ALL comment on as they won’t automatically be approved.
Valid planning comments below, but please expand on them in your own words:
- Inappropriate development in the Green Belt
- Overdevelopment, layout and density of building
- Design, Character and Appearance
- Residential amenity – noise and overlooking
- Overlooking/loss of privacy
- Visual amenity (but not loss of private view)
- Loss of trees
- Landscaping
- Drainage problems
- Traffic generation
- Effect on bridleways/footpaths
- Issues with parking, turning, loading and access
- Highways safety
- Effect on a listed building or Conservation Area
Invalid Comments:
- Devaluing my house
- Loss of a view
- Construction disruption
- Fire hazard
- Legal rights such as restrictive covenant and land ownership
- Personal views of the applicant
Where to make your comments:
Make your comments asap, as you usually only have 21 days to comment from publication, although comments are usually still accepted before the decision is made.

By the email address comaps@tandridge.gov.uk but you must include your name, your address and the planning application number and the address for the site or your comments will not be taken into account.

Under ‘search criteria’ select ‘Application reference’ and type in the planning number for e.g the planning number for Shelton Sports Ground was 2022/267 then click ‘search’. This is what it should look like.
Click on the application reference number in this case ‘2022/267’. The a similar page like this will come up:
From here you can ‘view documents’ or ‘comment’. You must include your name and address where requested otherwise your comments will not be valid.

Please include in your letter, the planning application number and site address, along with your name and your address or your letter will be invalid.
